It is the student’s
responsibility to follow the House Rules at all times in order
to assist in all house members living peacefully together.
1. Occupants- Only the number of persons listed on the Tenancy
Agreement is permitted to reside at the premises.
2. Maintenance of Rooms- It is the student’s responsibility
to keep their room clean and tidy and to make sure they do
not create a fire hazard in the room. The student must also
not damage any part of their room. No pictures on walls.
3. Common Areas- Areas including the bathroom, kitchen, lounge
room, family room, laundry, toilet, garage, entry, hallway,
entertainment areas and the yard and gardens are to be made
available to all house members. It is the student’s
responsibility to ensure that these areas are left clean and
tidy and free from damage (fair wear and tear excluded) so
that other residents can also enjoy them. If the situation
arises that the common area fails cleaning inspection, LUKE
WAKEHAM will provide a cleaner at the cost of the students.
LUKE WAKEHAM or representative of LUKE WAKEHAM, has the right
to enter all common areas so long as the correct notification
has been provided to the Residents. No accumulation of gear
in common areas. No pets allowed.
4. Guests- It is the student’s responsibility to make
sure that their guests are aware of the House Rules when they
visit. If a guest of the student breaks the House Rules, it
is the same as if the student broke them and they will be
held responsible. No parties. No loud music after 9.30pm
5. Access to Resident’s Rooms- The student has the right
to enjoy the privacy of their own room. LUKE WAKEHAM or representative
of LUKE WAKEHAM has the right to enter a student’s room
so long as the correct notification has been provided to the
Residents.
6. Door Locks & Keys- The student has a right to a reasonably
secure room. If the room is lockable and there are problems
with the lock or the keys, the student must advise LUKE WAKEHAM
immediately. The student is not permitted to change the lock
to their door or damage it in any way. The student must not
make copies of their keys without prior written approval from
LUKE WAKEHAM.
7. Damage to Property and/or Contents- Should any damage be
incurred to the common areas (excluding fair wear and tear),
each student will be equally responsible for any required
repairs to be undertaken. If any item in the common areas,
such as plates, glasses, cutlery, etc is broken or lost, the
owner of the premises will replace the item and each student
will be equally responsible for reimbursement to the owner.
Any damage incurred to a student’s room, including furniture,
etc will be the responsibility of that student to have repaired
and/or replaced at their expense.
8. Cleaning of Common Areas- . The cleaning of all other common
areas is the responsibility of all Residents. If the situation
arises that the common area fails cleaning inspection, LUKE
WAKEHAM will provide a cleaner at the cost of the students.
9. Maintenance of Yard & Gardens- It is the responsibility
of all Residents to ensure that the yard and gardens are maintained
in a clean and tidy manner. No parking cars on grass. Residents
are not to tamper with the irrigation system. If the irrigation
system is not working correctly, Residents are to advise LUKE
WAKEHAM immediately.
